$10 million home for sale in Ponte Vedra Beach

PONTE VEDRA BEACH, Fla. – The luxury real estate market is strong in northeast Florida, according to local realtor Cara Ameer.

She got a glimpse inside a $10.4 million home for sale in Ponte Vedra Beach.

It has 11,300 square feet of living space, including five bedrooms, six full bathrooms and two half baths. It was built in 2000 and took two years to complete.

Ameer said the plastered walls inside the home cost over $60,000 to create.

So far this year, 136 properties sold from $1 million or higher. 65 of those were cash purchases, according to Ameer.

The most expensive home sold so far in 2015 was $6.4 million. It was a nearly 8,600 square foot home near the ocean.

"This sector of the market has been quite active with a surge of buyers both local and from outside our area seeking the luxury lifestyle.  Our mild climate, beautiful beaches and lower cost of living along with no state income tax makes this area an attractive destination whether a primary or secondary residence," said Ameer.

Ameer said the average sold price in the local luxury market this year was $1.5 million. She said on average, these homes are on the market for 140 days.

Ameer said there are two buckets of luxury properties in our area.

"We have what I call "bread and butter" luxury – those are listings largely from $1 million to $3 million and then there is 'uber luxury' which are the properties that start from $4 million on up and that is a completely different ballgame," said Ameer.
