JACKSONVILLE, Fla.The Jacksonville Jaguars on Wednesday opened a 75,287-square-foot business operations office at One Tower Court, downtown Jacksonville’s first multi-tenant Class A office building built since 2007. The team occupies the building’s second through fourth floors.

The office was designed for collaboration and growth, with private and shared work areas, social gathering spaces, outdoor terraces, wellness rooms and meeting rooms. Featured spaces include a dedicated sales center for season-ticket member meetings and events and a Social Media Command Center to support real-time storytelling, social trends monitoring and digital content production.

A dramatic social staircase links the second and third floors, providing both circulation and seating for staff meetings and events. Floor-to-ceiling windows offer views of the St. Johns River and the Sports & Entertainment District. Interior finishes include large-scale Jaguars logos, photo collages and lenticular art, with a black-and-gold palette and natural greenery accents.

One Tower Court has six floors and about 137,000 square feet of enclosed space, plus more than 10,000 square feet of outdoor space. The building includes more than 50,000 square feet of leasable office space on the fifth and sixth floors. Timucuan Asset Management is leasing more than 7,000 square feet on the sixth floor, with a buildout expected this summer.

Global law firm Foley & Lardner LLP will relocate its Jacksonville office to occupy the entire fifth floor to accommodate 44 attorneys and about 60 staff members. With that move, One Tower Court was 83% leased at its grand opening.

The ground floor features roughly 12,000 square feet of retail and amenity space, including a 6,000-square-foot Downtown YMCA branch that is already open. The YMCA offers cardio, strength, functional and recovery equipment and about 15–20 group fitness classes per week.

One Tower Court is the first completed piece of the Jacksonville Shipyards development, led by Shanna Collective and Iguana Investments, enterprises overseen by Shanna Khan. Khan said the project is intended to bring people together and energize downtown, and she is overseeing the broader Shipyards design and development.

“This building reflects our intention to create a place that brings people together, from the Jaguars organization to community partners like the Downtown YMCA and future tenants who will add to the energy of this community,” Khan said.

NAI Hallmark is the leasing representative and property manager. HKS Architects and PCL Construction handled the building core and shell; the Jaguars’ design and buildout were led by kasper architects + associates and Auld & White Constructors. First Horizon provided construction financing.

The larger Jacksonville Shipyards plan calls for a Four Seasons Hotel and residences with 170 hotel rooms and 26 residences, five public restaurants, a Riverwalk, a pier, a marina support building and a 78-slip public marina.
