JACKSONVILLE, Fla. – Four Seasons Hotel and Residences Jacksonville announced the launch of residential sales on Wednesday, partnering with Douglas Elliman to market 26 private homes in a development set to open in 2027.

Developed by Shanna Collective and Iguana Investments, the 10-story project combines a 170-key Four Seasons hotel with an intimate collection of residences designed to deliver “legendary” Four Seasons service, the developers said. Pricing for the residences starts at $4.7 million.
The residences range from two- to five-bedroom units and span 1,930 to 7,936 square feet. The limited offering is aimed at high-end buyers looking for downtown riverfront living, with developers and brokers predicting early interest will turn into multimillion-dollar sales.

The property will be in Jacksonville’s Sports & Entertainment District, overlooking the St. Johns River. Amenities will include an 11,000-square-foot spa, a private residents’ lounge with a golf-putting simulator, a fitness center, and dedicated kids and teens spaces.
Three dining concepts will anchor the hotel’s culinary offerings, including a rooftop restaurant featuring modern Japanese cuisine from Michelin-starred talent and panoramic river views.
The spa will offer 12 treatment rooms, aroma steam rooms, experiential showers, a cryotherapy snow room and a relaxation lounge, the developers said.
The development will include direct frontage on a 78-slip marina developed on behalf of the City of Jacksonville, providing seamless access to the St. Johns River and positioning the project as a waterfront anchor for downtown living.

The district is home to EverBank Stadium, the VyStar Veterans Memorial Arena and a riverwalk offering three miles of waterfront trails. The Khan family’s broader plan for the neighborhood includes a proposed $1.4 billion renovation of the stadium and a 150,000-square-foot Class A office building with a fitness center, restaurant and outdoor event space.
Owners will receive Four Seasons residential services, including a dedicated director of residences and an on-site residential team to manage maintenance, security and housekeeping.
