JACKSONVILLE, Fla. – Developer Gateway Jax announced Wednesday the initial retail lineup for the first mixed-use residential building in the Pearl Square district, the Vandeveer.
The Pearl Square district is a nearly $1 billion mixed-use district spanning nine blocks of Downtown Jacksonville’s Urban Core.

Vandeveer is the first mixed-use residential building in the district and will welcome residents in late summer 2026.
The retail offerings on the ground floor of the Vandeveer will feature:
- Bar Citra - a Jacksonville location of the St. Augustine restaurant recognized in the 2026 Florida Michelin Guide with a Bib Gourmand distinction featuring coffee, pastries, seasonal plates and natural wine
- Buchner’s Biergarten - a new concept by the team behind Murray Hill’s Buchner’s Bierhalle featuring German beers and small plates served from a vintage-inspired Citroën truck
- PopUp Bagels - a Connecticut-based bagel brand opening its second Jacksonville location after opening at the St. Johns Town Center in late 2025
- Go Greek Yogurt - a Mediterranean lifestyle brand featuring options including authentic Greek yogurt to Greek Bowls
- JETSET Pilates - the third Northeast Florida location of the premium pilates studio franchise
- Pearl Street Nails - a modern and professional nail studio featuring services such as manicures, pedicures, nail enhancements, waxing and more

Buchner’s Biergarten and JETSET Pilates will open in fall 2026. Other businesses will open through early 2027.
